Isn't this similar to what TransUnion does?  We get graded.  I have found out that if a search has a problem and you have to correspond with your coordinator numerous times to get to the point where you as the abstractor say they can't get a loan on this property without a survey because I can not find how they acquired the 12 acres (according to the tax office) that I can only find a deed into them for 6.5 acres less all that they have conveyed out that they want to put a loan on 1.5 acres which I can not plat out without a survey (no map on record) and where did the tax office get the other 6 acres?????The tax office doesn't know.  They reference the same deed that I found with the 6.5 acres.  There is a previous deed of trust (mtg) on a 0.50 acre tract with a survey attached but that was not the property they want this new loan on.  And it is commercial property tax valued at $250,000.00.  This was last week.  Did I get any TransUnion work this week...NO.  So if you give them what they want... an improper search... then they will use you.  I know that the client probably inherited the other six acres but for the amount that they are paying,,, I am not spending my time searching from 1939 up on that one owner search.  It could take a week of genealogy work.  And the client probably told all this to the bank that did not filter it down to me.  I told my coordinator that the bank needs to tell their client that he needs to hire an attorney.  You get what you pay for.  Now someone tell me:   if I returned the search with a problem and they use it anyway for the loan.... where do I stand for E & O coverage if there is a claim.  Am I still liable?  I keep all my searches so I would have a record.
