Mark, I agree about the state certificates and all.  I don't pull them  either.  But I do do commercial and tower sites.  Generally I charge $125-150 an hour.  But 60 year residential where I am, the going rate is anywhere from $75-100.  I include a current deed copy with my search but if they ask for more copies, I charge them. Most around me have only been asking for 40 yr.
I have done malls, strip shopping centers, schools and hotels.  The insurance companies make a pretty penny on them and so I charge what I feel is sufficient after I find out what the search actually entails.  I will quote a fee before I start the search, after I check into it.  But I always tell the client, this fee could change depending on if it takes longer than expected.  I mean days longer of course.
