I am not talking about what is known as a mortage survey. I was making reference to a full blown boundary survey. One that requires a complete title histroy and survey history review and the location of every feature on a parcel that would indicate any potential claim of title, against the surveyed property, by an adjoiner. Also not a boundary survey that takes place in any city or town or is a retracement of a lot within a platted subdivision. There is a lot of property in New Mexico that falls outside the above. It is impossible for me to survey a 20 ac parcel out of a section of land where I have to walk and hike to each and every corner of the section and the elevation changes are in the 100's of feet. That is the type of property that land owners are being told can be surveyed for $500 or less. If I told potential sellers that they should expect to pay 2% of the asking price as a fee to a realitor I would get a very angry phone call for their attorney.
