The need of the survey on refinances seems to be motivated by the lenders desire to exclude certain exceptions to coverage from the title insurance policy. The survey required may vary from one title insurance company to the next. The cost of the survey depends on the type of survey required. If it is the minianl requirement, and only requires the surveyor to perform the survey from information in the records contained in the town hall's land records (as is the case in Connecticut), it is conceivable that the cost of the survey may not meet your expectations.
