The title company did not tell me how they knew of the judgment. There were actually 3 judgments missed (that was the same Lisa) that were indexed against Lisa M. Johnson and one missed against Lisa Davis, all were the same Lisa. All attached to this property. There is not always a deed to show an AKA, so best to search it all ways, and cover your self.
If you say you would not search Lisa with any other middle initial, then you too would have missed the large judgment against Lisa M. Johnson, and the one against Lisa Davis, that does apply to the property. Just something to think about.
The lien was findable, I found them. And I was only given the same information the prior abstractor was given (I was not given the names on the missed judgments) I found then because I report everything, regardless of middle initial, and by middle names that seem to me to be a maiden name, and let the underwriters do the eliminating. I don't know when they started teaching to eliminate by middle initial, but I think it's risky. And it's not the first time I've been asked to find a judgment missed on a prior for that very same reason. I get it that title companies are pushing for faster and faster service, but taking shortcuts is only going to hurt yourself.
