What is your difference between your $90.00 search and your $140.00 search. And no I don't think the $90.00 beginning search fee is bad - I actually charge a little less for small business commercial - like a d/b/a business with a small business loan. I charge different if the commercial property is platted or unplatted - I don't know if that term is familiar in your state but in mine property is platted into a lot and block number and given a plat reference volume/page. If it is not platted and it is in acreage I cannot cross reference this property by running this legal. I have to run what is called an "abstract number" which is all property within that abstract and go through each document to see if it relates to my tract of land which is very time consuming but the only way to catch misindexed property. It has to be done. As far as forecosure property I think we are all screwing ourselves. This requires getting copies of all documents and just the phrase "foreclosure" should tell us we are going to be up against probably judgments and other liens along with it. The time it takes for us to get all the copies and fax all of them is very time consuming - and it looks like people are not charging much over a current owner search if anything at all. Again it is companies talking people down and again we need to stick together period and not allow this to happen but it will take all of us as a whole to do it.
