I am well aware of what goes into full searches...I've been in the biz for 18 years now..I've done it all from quiet title searches to strip malls and office buildings. I've done searches starting before the Revolutionary war, when New Jersey was still known as East & West Jersey .There is also a good deal of geneolgy work that goes into those deals.

As far as the big commercial deals, most of them are in the 100 million dollar range. The premiums are huge, thus my fees are billed accordingly .

I don't have a flat fee for these because each one is different, some take days, some weeks. I just finished a big redevelopment project which consisted of 45 lots . It took me 2 months....fee....$5500.

As far as corporate staus reports and all that other stuff you mentioned...I as a searcher am not responsible for those items..the title company orders all those items , upper court, franchise & corporate staus, chancery abstracts etc.....

I don't do cell tower jobs.
