Mark,  I've gotten the Quick Claim deed question myself.  It is quite amusing, but kind of frightening.
Most of my clients are educated in what to look for, but some of the new people are quite clueless.
I enjoyed Robert's comment regarding a right of first refusal.  I guess it did not fit into the program the client had.
I think you are right that the simple search is something we will not be asked to do much longer.  The money will be made only in the commercial jobs, or the residential where the client really cares.
