Robert...you hit the nail on the head! Perhaps the inexperienced abstractor and the inexperienced employee combination is an explosion waiting to happen.
more unusual requests:
.....request for us to take "his name off the title".....(if its not on our report- he doesn't have an interest?)
....there should be three open loans...you say the records only show two..where did the other one go?....
....You missed a Deed of Trust. We filed that loan of record three months ago in the City of St Louis...why isn't it on our report? (the property is in St Charles County...not City)
....you report a "break in the chain"...so where did "John Doe" go? we need you to show his interest conveyed off....revise your report accordingly.
...take that mortgage (deed of trust) off the report...its not showing on their credit report...
....and....always the deed people signing deeds of trust (mortgages)...I want to meet the notary that acknowledges that signature!...
If it weren't so frustrating sometimes...it could be funny. The bad thing is; with a lot of vendors - quality control is a major player in the computer assignment of work. So, if a vendor employee writes the report because they didn't get the answer they expected/wanted - my grade goes down and I get bumped to the bottom of the vendor chart. And that costs me money cause I lose business. So....it would be nice if eveyone knew their jobs well enough to understant the lingo for the area.
