In Texas it doesn't matter if you state Release or Statisfaction - they are one and the same - its just that when it only releases parts of the original property secured in a D/T it is a partial release or statisfaction that is filed - you have to be careful because sometimes they name documents "Partial" and they are not partial releases and sometimes they don't say "partial" and are partial releases. It's all a matter of knowing real estate law and being able to distinguish what you are viewing without actually being called the proper documents. Many times over forms are used and the drafter forgets to add "partial" and sometimes forgets to take off "partial" at the top of their form. Those tyring to do title work without extensive knowledge of real estate is when the errors occur because they don't know how to look further than the actual title of the document or the address
