I can only imagine who this client is.  I have a client that I have to write a letter to today.  Long story short I went all the way to an outer county 45 minutes away - and I have to go and not wait for other orders if I don't have them because of their required turn around time - after making sure that this city is in the right county etc. - learned that along time ago.  Long story short - I didn't find what I needed and cross-checked appraisal records, county records, etc. I wrote up a report indicating all that I had done - it was a foreclosure report so I actually deducted the built in 20.00 for copies fee and said the fee stands.  After I reported this the company still tried to tell me it was there - the faxed me a copy of the D/T - 13 pages at a cost to receive it of 1.30 (it actually costs approx .10 per fax you receive) only to see that it was a different city and county.  This is not the first time it happened - they sent me to Dallas before with a City of Garland address and when I kept telling them it wasn't there they found a need to fax an entire D/T that was 31 pages - cost of 3.10 to find that it stated Greenville, Hunt county - right there in the D/T.  Now I normally check a couple appraisal records before going but some of these smaller communities are not online yet or the records are so far behind it doesn't mean it doesn't exist - so as long as I check that the city should be in that county alone - I go.  They have not paid me - and they are getting a letter.  I cannot drive time 1 1/2 hours and at least 1/2 hour of research time and 1/2 hour of back and forth responding and recieving faxes and writing reports and not get paid.  It is not even worth it to go to this county with one order but it happens sometimes - I'm actually going to put a 2 order minimum on them from now on because of their turnaround time.  I don't put minimums on anyone else because I allow 48 hours for the other companies and they don't mind.  Where are these companies think that we can not get paid for their mistakes.  Like everyone said above, the worse thing I ever did is once I got 1,2,Signature and recording pages instead of getting a whole mortgage and I did not charge the company for the trip or actually the additional pages because it was my fault - but they never want it to happen vice-versa - ever.
