For sanity sake, I thank God for not knowing who posted that original email.

From the looks of it, I should take this time to let this person know how very, very sorry I am for starting my first title company with no money and no clients but a whole lot of courage, energy and vision.  To this individual, I am sorry for taking this chance and "hurting" so many abstractors (oops, I utilize over 150 of them within NYS alone) and becoming so greedy, (oops, my first title company currently employs twelve professional men and women) that all I do is charge outrageous premiums (oops, the state determines the premiums and of that I remit 15%, cover payroll, E&O, lease, utilities, insurance, taxes, etc., etc., etc., (remember too, New York State).  Also, I am sorry for averageing about $350.00 per closing, called the settlement fee on the HUD (oops, of which, I cover in/out wires, UPS, independant settlement agents (average cost, $175.00), certified mortgage payoff checks, regular mailings, etc., etc., etc.) and last but not least...the ever dreaded $175.00 search fee (oops, again, the abstract company, Countywide Abstract, Inc., THAT I OWN, takes at LEAST $85.00 for the search and another $25.00 for the rundown/recording, that leaves the balance for Statewide Settlement, Inc. to cover the BK's searches online, the tax department manager calling on full taxes for each search, oh, that also means phone, fax, internet, etc., etc., etc....)....the moral of the story, and another non-requested business lesson....stay focused on your service more than your product.  At that point, CHARGE FOR THE SERVICE....NOT THE PRODUCT.  Remember, what you do, as well as what I do, is ALSO done by hundreds of other professionals.  If I stand to make a little extra money for my product, rest assured it is because of our service. 

If you believe that your service is worth $90.00 per search and have been able to justify said fee to your client base, and they choose to leave, TRUST ME, the grass is NOT greener on the other side and those interested in receiving great service WILL BE BACK (I, for one, have learned this lesson on two separate occassions).  Until then, however, please, try not to degrade those of us, title, settlement, abstracting and legal professionals for focusing on what does sell and not what doesn't and move toward fullfilling our dreams.  YOU, ALONE, HAVE COMPROMISED THE INTEGRITY OF YOUR PARTICULAR INDUSTRY BY TRYING TO UNDERCUT MORE THAN TRYING TO FOCUS ON YOUR SERVICE!!!!!!!!!!!  Lisa is correct, re-read what you wrote and try to see the ignorance in your words.

If you cannot do that, you are obviously in the wrong profession, doing more harm than good..JT
