I do that here to Lisa. Many times investors will come to the courthouse trying to find the liens and tax info on a proprty they want to bid on. Many times, they hand me $50 or so and ask me to run the current owner and tell them what liens I find. I do so and give them the report. Also I tell them that the report I give them is not an insurance policy nor can it be used to generate one. They need to contact a title company or attorney to fully handle the transaction for them after they win the auction/tax sale.
I have gotten a good bit of business this way and have friends who are investors and I do all their title work. They go as far as to request their attorney to use me as well. It has helped me get more local clients as well.
