So you don't do any work for nationwide companies - just attorneys and title companies - because what you are saying then if you do is that you are practicing unauthorized pratice of law. We prepare these reports exactly as any other title report. All investors that I do this work for are referred to hire a certified real estate attorney to learn the ins and outs of foreclosures and what liens may stay and which ones are dismissed (sorta speak). I may abstract a lien that may actually be null and void upon foreclosure if it takes place but I will not inform them of the law or rules - they have to hire the attorney or take classes regarding foreclosures. I only abstract the work - that is what keeps me from the unauthorized practice of law. They use it as a basis for deciding whether or not to bid on properties - not to insure title. After they purchase it and rent it or sell it they will order a new title order from a title company.
