There is another abstractor in 3 of my counties that has undercut me and took GAC's title work for $35. They did the same thing with ATM and Transcontinental Title. They went down to $35-$40. At one time, I was doing $6,000 a month with Transcontinental. Now, they do all of the work.
This all happen within a one year period. I had a heated discussion with an abstractor one day in the courthouse. They said that I "stole" one of their clients and if I continue to try and solicit their companies, they would make sure I did not work in the Maryland counties that I cover. My husband WENT OFF at him. How do I know what companies they are working for and the company (ATM) called me and solicited me to do the work from a referral they got about my title work.
How can I compete with an abstractor that is doing the work for pennies? Even though I was doing the work within the turn time required. I even bought a laptop so I could send the searches via email or on their website from the parking lot at the courthouse. What else could I have done?
There is one title company that they are doing work for that I would really like to get back but no matter how hard I try, I still only get 1 or 2 a month from them because their abstractor is not available to do the search.
I never turn down work for Transcontinental when they call. I still do 1 or 2 closings for ATM and GAC each month but I would rather have the title work.
Does anyone have any suggestions to get them back? I am being patient and polite.
I hope that someone can give me some pointers about how to handle this.
