In my experience, frauds have occurred regardless of whether a document has been filed electronically or via the old method of physically submitting it to a clerk.
Forging a document is no doubt easier now - there is no debate from me on that one.
However, MY point is that title insurance exists to find these problems and try to protect against them. The methodology is a good title examination, which underscores the need for quality work, and further establishes that our jobs are not going anywhere.
As a for example - while searching a property in Brooklyn, I noticed that a last deed had an insurance number that was extremely shady. After searching a bit more and with the aid of the title company that I was doing the work for it was determined that the deed was indeed fraudulent.
Again, fraudulent deeds are going to happen more often, and that is never necessarily good for clients, but it makes title insurance that more important...
