Remember you are insuring up to the date and time of the recording of the deed and mortgage. Buyer judgments and liens would not attach until after then so buyer judgments are not really a title issue. They are a concern for the lender for credit purposes, which is why we supply them in our commitments. The lenders will want them dealt with to rule out an executed judgment sale post-closing. The lenders are not insured for those liens which attach past the date and time of the recording of the deed.
