I assume by reading your post you are just starting out as a notary closer???  My first suggestion is to go to www.notaryrotary.com and read EVERY post there.  Seriously, do it.  There is alot of great info there for notaries.  ANd pay the $39 for a subscription and get the list of signing companies and sign up with them all!  ANd DO NOT make your fees less than $75 for travel within 30 miles.

As for the title searching, here is the bitter truth. Please do not take this as un-friendly.  It is not meant to be...
I have been a title examiner/abstractor for 14 years, a notary closer for the past 3, and own 2 companies and also do processing as side work for an attorney. So I have a little bit of experience to share...

There is ABSOLUTELY NO on line class you can take to teach you how to do title searches.  There is no one class that can teach you the in's and out's of every courthouse you may search in.  No class is even state specific.  You really truly need to have E&O insurance as well.  And the 3 major companies I know won't insure you until you have 3 years experience.  Best bet, find someone you can work for, even if part time, to hire/train you hands on in the counties you want to cover.

As for learning to do closings.  Read your notary hand book from your state, learn what all the documents are, and understand that there is a fine line in presenting papers to be signed and explaining papers to be signed.  You must be very careful not to give advise because we are not allowed to.

As for getting clients, most signing companies will only give you work after you have completed 50 closings.  ANd title companies after 200 closings.  Most national title companies will give search to work to almost anyone and more local companies will give search work out with about a year or more experience. 

As for the money..a good closer with experience and doing it full time and marketing ALOT can do anywhere from $25-50k a year.  A title examiner (with experience) can do the same.  But keep in mind your expenses.  Laser printer, fax, cell phone, computer, E&O, bond if required by your state, gas, car insurance, etc...

I hope this helped a bit for you and anyone else.  Out of the many people who visit here, most do not do closings.
