In Connecticut we always do pre foreclosure searches. This because all mortgagees and lien holders have to be identified in the complaint filed with the court, and the plaintiff needs to know who has recorded interests in the subject property. Junior mortgagees/lien holders are named as defendants in the case. Senior mortgagees/lien holders are listed informationally in the complaint but not named as defendants. Mortgagees/lien holders that record after the plaintiff's lis pendens is recorded are required to intervene
in the foreclosure action or their mortgage/lien is extinguished.
