I too understand why SOT does not want to have a Shit list, which is what it is. I really think it is time for abstractors to take the upper hand on this. Make your client sign a contract or at least a credit agreement. It seems like only good business practice to me. The more of us that do this, the less it will be a problem. Yes, there will still be collections & litigation but at least we, as abstractors, know that we have an enforcable contract. For to long now, we have let the title companies and lenders dictate to us, it should be a mutaul agreement between parties. You are not their lap dogs nor their banking institution! Stand Up! Get Paid for your work. Otherwise what is the point?
