From my experiences in the counties I have searched, I agree. Our online systems are not adequate for our purposes and I do not use them for title searches. However, I have heard from many that the online systems in use in some parts of the country are much better; in fact they may be the same exact records available on the county's computer at the courthouse.
While I would say that anyone who solely relies on the online records in the counties we work in is providing an inferior and inadequate product, I don't know enough to say the same about other areas of the country.
From my perspective, the online records offer us the ability to get a quick copy for a client, or maybe do a pre-start for the abstractor in the field. Still, I am not a fan of the records being available online, for many reasons, but as long as they are they will be used to some extent. Knowing its limitations is the key.
Best,
Robert A. Franco
