I agree it is a tool of the title industry. Online sites are not precise and they say so in their disclaimers and user agreements. Some even state "use at your own risk" . They are not official and many make this known in bold letters stamped across the documents they display.
As abstractors we are asked to provide accurate, timely, and complete reports of the official public records. How can this be done from an online source that claims the information they provide is unofficial and may be inaccurate, incomplete or out of date?
Perhaps anyone doing searches online should attach to their reports, "Use this report at your own risk. We make no claims the information contained within is accurate, complete, or current."
