Well--I was just browsing this website and came across something I find TERRIBLY interesting.
I will share that with you in just a moment...First, I would like you to know that I AM a "north carolinian"...as you put it.....I AM a Title Examiner and have been doing this for 12+ years....I know EXACTLY how the process works...Who are you trying to kid?...You KNOW that being at the mercy of attorneys and title companies goes with the territory...We get paid QUITE WELL to do what we do (if we do it accurately and professionally)...but with the privilege of managing our own schedules and getting paid well--comes the responsibility of being available at a moments notice. I ROUTINELY do title searches and update/recordings for several law firms and title companies in the Charlotte area....We have an arraignment worked out..how we communicate, etc. I receive calls regarding the documents being sent to me...NEVER BY SNAIL MAIL--always by overnight express delivery. MY clients call and notify me when they are sending a recording to me....I NOTIFY THEM at THAT TIME if I am unable to get the document(s) recorded in a timely fashion. I NEVER EVER go out of town--on vacation--AWOL without having email confirmations and PHONE CONVERSATIONS that MY CLIENTS no EXACTLY WHERE I WILL BE AND WHEN.....Without going too far out on a limb...i think we are only getting the "version" of Pam's story that she wants us to hear.....Did you ever think that the attorney or the title company would have to get ANOTHER document executed by the borrowers....postponing the funding date (if you've been doing this for any length of time at all--you should be aware of the "good funds settlement act"...states that you cannot disburse a mortgage loan without having the funds and BEING ON RECORD.....payoff shortages...damage to their reputation, etc.
I will be the first to shout from the mountain tops that attorneys and title companies are EXTREMELY HARD TO DEAL WITH.....That being said...we must live up to our part of the bargain...EXCEEDING expectations and give industry leading service to our clients..otherwise we will NEVER be able to take vacations when we want or grow as career title searchers...if i am wrong on any of these points--please feel free to email back.
Now--to my original point--i think we ALL need to be careful about what we say and to WHOM we say it without substantiating it first!
