You got my point exactly. They expected us to do MORE than a current owner. They expected ALL open liens on the property and quite honestly they don't care what I call it, they just want me to admit that what I gave them was wrong and was not what they asked for. They told me that every other abstractor that they have every ordered a current owner search from understand this. When I enlisted the opinion of our parent company's underwriting attorney and he concurred with me, they got mad at him. So now, I'm expected to snap my fingers and get 10 searches done when the prior owner is a known builder who had dozens of liens on each property, many of which probably are still open.
