Then I think it is imperative for the search order to clearly define exactly what the client wants for the the scope of the search in terms of length of time and chain of title. I agree with David that all open liens and encumbrances should be reported. If a problem arises at a later date the searcher will be judged on both his conformity to the search order requirements and industry standards in performance of the search. If there is any confusion, it should be clarified with the client prior to the search...preferably in writing. This can be easily accomplished if the client emails orders rather then faxes them because you would have an entire history of the conversation.
