Source of Title Forums: Re: Need your opinion please.

I have to agree with Kevin. Occasionally a client will ask us to do a "limited search" and give specific instructions. We do a full current owner to cover our butt. The last time I had a request to do a limited, turned out the person getting the mortgage didn't even hold title and there were many encumbrances on record.
