Lots of title agencies employ their own searchers. So hard to say how many independents there are.
I do not see AI taking over the search industry, however, for quite some time. You can't even get a PDF converter to get a document converted 100% into a Word doc yet. So the technology is not a great as they lead you to believe.
Plus, there are still a lot of US counties that are not automated as in, not computerized OR their records that are do not go back the full 60 years + needed. So, we still need people physically at the court houses scanning/copying records.
And, as a title examiner, I do not accept current owner policies as a "full search" on a purchase transaction. So, those "quickie" searches some companies accept are putting their Underwriter at unnecessary risk. Risk = claims = MONEY.
