I have heard about this also. I have also been told that for Helocs and second mortgages some lenders simply confirm the title holder's identity through a telephone call to the assessor's office, and bypass the title search altogether.
If they can get insurance to cover the title problems so much the better. Looks like title abstracting is becoming a dying art.
