Thanks for the response.  I just want to be fair on the pricing.  I had one client that required 60 year searches ( whether commercial or residential) and stated $175.00 flat fee. I had to decline their work after the third, it just wasn't worth it with the time involved if it was commercial (they were also pretty slow to pay).
