You guys are cracking me up this morning.  You remind me of my husband who rants and raves at the other drivers not observing the speed limit, even though he admids that his getting angry at them is not going to do anything to change their behavior.  You seem to me to be doing much the same thing.  The problems you are talking about are not going to go away until if and when the financing/title insurance community takes such a heavy hit with claims that they are forced to change their ways. And since we all know that title insurance itself is basically a farce and a consumer ripoff, we all know the chances of that happening are nil.   So grit your teeth and soldier on, but be realistic about this crazy business we're in.
