What gets me the most about all this is I tried to warn companies about these mort/assign reports and they didn't listen.  I told them if I felt I could do them online I would and reduce my price to you because I wouldn't have to travel but at the same time I would never try and do all counties or all states as it still requires knowledge of the individual county and state searching techniques because not all records can be found by grantor/grantee or by legal description - it takes "knowing" how names etc are abbreviated by that individual county etc for documents that legal descriptions are left off, etc.  There is so much liability at the courthouse alone with all the alternative ways we have to search much less the search capability only being limited like the on-line sites.
