If the property were located in Connecticut, I would seek a release from the mortgagee/assignee. It is also possible to release a mortgage by an affidavit of the mortgagor attesting that the mortgage is paid in full, but this is not the best solution...too many loose ends. You may need Court action to quiet title. In Connecticut we also have an alternate expedited civil procedure to clear title for invalid encumbrances.
