Had to send them to collections and settle for less than half of what was owed.  They have a tendency to lose things, especially certified copies and then ask you to get them again and even with their approval for the extra cost, they will not pay.  They have burned a lot of abstractors here locally and across the nation.  Then when you do try to collect, they will ask you to put it in a spread sheet form and send it to them several different times, while the hold off on paying you, hoping you will go away.
