I agree, it is a great topic and one that needs more discussion. Things are not the way they used to be in this business. Agents retain more of the premium (in some places most of it) that they ever did before. Search standards are more relaxed, indexing systems are not what they used to be, abstractor training isn't what it used to be, more searches are done by contractors in some places than by employee searchers of the title agents or insurers. To a certain degree, you have to wonder if an abstractor assuming to much liability wouldn't qualify for the unlicensed practing of "insurance". It is an issue that I think the industry and regulators need to look at. In the mean time however, we have to try and keep our customers happy and keep ourselves in business.
