We report assessed values for the land, the improvements and the total assessed value.  These figures are readily available to the public free of charge from the County Assessment Department.

Some, but not all Pennsylvania counties report municipal and school taxes due as part of the assessment information.  To the extent that such information is available, we provide it to our clients as part of our search.

As far as delinquent taxes are concerned, those are obtained from the County Tax Claim Department.  We report these as, "PAID THROUGH TAX YEAR ---.  NO CLAIMS OF RECORD FOR THIS PARCEL.", or, "UNPAID FOR TAX YEAR --- IN THE AMOUNT OF $---."

The only time we charge for tax claim information is when we receive a request to obtain a Tax Cert.  However, if your situation dictates that you must pay a fee up-front, my suggestion is to inform the client of this, and if they still want the info, then front them the fees and mark them up accordingly.
