An easement is the right to access land and a right of way is the right to access land for a specific purpose...
For example - a light and air easement in NYC allows for space between two buildings to exist and never be tampered with as long as the easement is in place.
A right of way between those two buildings would allow for a common driveway between them, allowing physical access for a specific purpose.
Another right of way might be to allow ultility companies to maintain their appliances.
