You are able to go straight to lenders without starting a nationwide force.  Individual banking institutions will hire abstractors for home equity loans, etc.  I know a man whose entire business is based on this.  He said I will never go to those nationwide cmpanies and actually going straight to lenders they are much more flexible on turn times.  Of course to do full title searches a title company has to be involved, at least in my state.
