If someone questions me about why I showed a mortgage on a report, I explain that I can only report what is of record. It is "above my pay grade" to make a determination as to whether or not the mortgage is a valid and enforceable lien.
I'm a firm believer in the doctrine of "when in doubt, show it". When I train my abstractors, I teach them that "if it doesn't say 'SATISFIED', it better be on the report!!"
