The short answer is to pay off the loan. LOL.
Seriously, though, the General Assembly in Pennsylvania enacted the Mortgage Satisfaction Act back in 2003. The MSA, as it is known, made quite a few changes to prior acts of this type, the most notable of which is that it permits persons other than the mortgagee to record satisfactions of mortgages in specific circumstances. It also provides for penalties for mortgagees who fail to timely record a satisfaction of a mortgage which has been paid in full.
You don't state whether you're issuing a policy or simply performing a search, but in our case, since we only do the abstract, I simply tell the client that those answers are "above my pay grade". That's why attorneys and underwriters get paid the big bucks.
Since I am not a lawyer, and am unfamiliar with the laws of the state of Missouri, you may want to look into whether or not your state has a similar law on the books.
