There are some abstractors out there that if the loan was 30 years and the maturity date has past they don't report it whether or not it was released.  I'm glad you all brought this up - just goes to show you how many don't know what they are doing - they consider it like a lapsed FS or other lien.  I report all items that are lapsed but not released and indicate - this mortgage is past the maturity date but has not been formally released.  Realistically just because it is months past or years past the maturity date doesn't mean it is paid off - delinquent payments over the years.
