I would advise him to seek the advice of a good real estate attorney.  If he is buying he should be represented.  If it were me, I would not try to find another title company because that will just pass the problem along to me.

If he is selling, he may need an attorney to advise him of how to proceed.  A quiet title action may be necessary.

Also, giving him any other advise could be considered the unauthorized practice of law. This is why I do not do work for individuals - only attorneys and title companies.  I think most states consider reporting the status of title as the practice of law.  Even when we provide a search for an attorney or title company, we only show what the records indicate - we do not interpret it.

If anyone else has an opinion, I would love to hear it.
