It may not effect the bank's decision to give them the loan, however, it may be needed by the title agent to determine if they can issue the loan policy. The biggest reason I can see is to determine if the parcel is land locked. No access - no title insurance.
In the event the parcel is land locked, it may be necessary to do a full search to see if there is an easement further back in the chain providing access to the parcel. Then if an easement is not found, it may be necessary to acquire one to make the property insurable.
