Wow, OK, now only through post 9 or 10 and I have so much to say. First, constructive criticism should be just that, CONSTRUCTIVE!!!! Obviously, the people so called "not attacking" me but still used the words "lowball pricing", "inexperience", "hurting our business" did not do any research before they all "vented" together. This is scary for people who get paid daily for their "GREAT" attention to detail. Let me ask, (again, only through 9 or 10 posts so this is only directed to these posters) Do you do business in Allegheny County? Does the pricing of the only searches I (TruClose) provide in house (not outsourcing) actually affect your business in CA, TX, FL, CT and any others' home areas I missed? Remember, if you did the research, these prices are for Allegheny County only. One county out of the 67 counties in PA and my pricing in ONE Area in which you do not actually provide searching. Per the national average, each state averages 62 counties so you are stating that my pricing in one of the over 3000 U.S. Counties is ruining the abstracting business? Think again! It is you, the abstractor whom can not adapt to change and whom has the poor business sense to initiate senseless attacks on those which are definitely more for stereotype than for fees alone. If you go back and read my posts again and my responses to others questions of how I can offer these "lowball" prices (we'll just call this an update in a search you made an error in or missed some vital piece of information from records) and see my 6 years of experience. You also will see that I am not the actual person at the courthouse. Some of our abstractors have 30 and 40 years of experience, and they are part time on the actual payroll at TruClose. I have 3 in-office abstractors, 2 of whom are retired from their own industries and love completing part time work for us as I love them just as much completing it for us. We are a team here and I myself am not an owner, President, CEO, I am just a team mate. I am responsible for the corporate development of my company and taking care of those who are the most important piece of TruClose, the employees and vendors. I am not going to personally fault anyone for their posts, this is just my initial response. E/O policies don't make someone qulaified, sure, BUT, do all of the searchers on this forum have it? Do you? Is it a $1,000,000 policy like ours? Do you have a fidelity and surety bond in the states you do business? Do you know the amount of work involved in setting up a title company which is not limited to licensing, incorporating, filing rates, passing exams, growing a network, selecting software, marketing, traveling? We each have our areas of expertise and I do not attack yours. TruClose is setting itself up as Vendor Management company and plan to be able to service 19 states by June. Obviously, we (TruClose) not you, work for lenders, banks and borrowers alike. We don't complete much work for title companies. We were asked by a few of our clients (Lenders) to search in Allegheny County as they could not find dependable, efficient service as easy as they'd like to. Not to mention, we get the reports back faster for our clients in our county. This is the only reason TruClose which offers title insurance, settlement services, appraisals and come next month, REO, BPO and Cell Tower searches completes any in house abstracting. I was under the impression that this is a forum and a "meeting place" for those companies and individuals in the industry to come on, be rated, post their fees and be merrily on their way. Obviously, I was and am wrong and it is now known to me that Vendor Management companies are viewed as the enemy. Not a smart viewpoint when these types of companies are vital to many of your own personal livelihoods. It absolutely sickens me to a point that I can't describe to know that Mr. and Mrs. Borrower, trying to make ends meet with 3 young children, put the same children through college by refinancing their home or taking out a second mortgage are anxiously awaiting their loan approval and title work while abstractors are in the courthouse everyday with this terrible taste in their mouth acting like children. We are all blessed to the point to be able to work for ourselves and provide salaries, bonuses to our own employees and pay the vendors who complete the work for us while the borrowers are slaving at their 2nd and 3rd jobs, worrying and crying at night or whenever they hit the pillow only to wake up to find the bill collectors at the door. These are the people we (TruClose) works for. This motivates us as we care deeply about who we are servicing. Too bad this isn't shared by many companies today.You all act as you are cursed sometimes. Believe me, we will and do find the people are are passionate about the industry and use that for the GOOD. My last question, hasn't anyone heard of that old tool, the lower your prices, the higher your volume? Again, this may be attributed to the poor business sense that comes along with attacking those who just may need your help down the road. You should also act cautiously as many of the U.S. largest VM companies are here each day (even if they don't post) doing research to find the good and the bad and no doubt receiving great entetainment.
