Okay.....time for a little history lesson.

The reason why we mandate that the Cell Searches are 40 years (or full searches) is because I do not like to issue insurance policies on comercial sites.  Way too much liability is some areas.  With the policy search, you may only get a current owner search, depending on the documentation.  With the full, you are guaranteed all pertinant documentation for the last 40 years, or so.  Gives me piece of mind, and my clients.  Yes, they take a little longer to do, but the payoff is better for the client.  By the time I actually get an order from one of my clients, there has already been 6 months of work done to find the sites that they need to consider, whether it be a new construction site or a co-location on an existing tower.  After I send the search back to them, depending on the state, it may be another 6 months to a year before the site is completed.  So for ANYONE to say that a certain amount of $ is unreasonable for this type of search is absurd.   My clients depend on me to tell them what would be the best type of search for the  site they are considering using.  I just had in instance where the tower site was in a cemetary, but there were 9 othere sites that had to be searches because of the way the road meandered through the cemetary.  We did a full on the actual tower site and a 10 year on the other 9 because they were needed for access easements.  Yes, I could have charged them the full fee for all 10, but that isn't what they really needed.  If these companies could do all of this themselves, we would not be having this discussion right now and I take great pride in the fact that they depend on me, and by extension all of you, to get them extremely difficult and time consuming searches done.
