Robert back when I worked for someone else I could not do 30 orders a day with all the phone calls. As a Title Officer you had your clients and all that goes with it and trying to do a lot of work was not possible but as an indenpendent I'm not interrupted as often and am aloud to do my work. In most counties I can do all the research from one office no running back and forth from the tax office to the recorder to some other office so it makes it easier to get the work done. I do carry E & O insurance and also have the expense of my auto I recently bought a highbread Honda to reduce my gas costs so as not to have to raise my rates. Its possible here in California we move more often and I know some searches I've done 3 or 4 times in the last 4 years as the cost of borrowing money has gone down people refi around here a lot so that may make it easier to do the orders? As far as claims if you do a good job you should not have claims. Thanks for the info its very informative.
