Below is our standard requirements which is common to all orders

1. All deeds back to the most recent bona fide sale for current vested owner(s) showing 100% ownership
2. Deed(s) back to the most recent bona fide sale for the prior owner(s).
3. Marriage licenses, divorces, death certificates and/or probate records needed to complete chain of title (as available in the corresponding county public records; image retrieval and image costs vary)
4. Unreleased voluntary liens for vested owner(s) within the scope of the search
5. Assignments, subordination agreements and modifications for open voluntary liens
6. Open involuntary liens filed against the subject property during the scope of the search
7. Open involuntary liens filed against the current vested owner(s) and any additional names as provided by the customer with order request (based on statute)
8. System or county effective date of corresponding county
9. Assessed property values for subject property (as provided by county records) where available
10. Bankruptcy name search for all current owner(s) and all buyer(s) names as provided by the customer with order request
11. Current and delinquent tax information for the subject property when available in county records for most states also share the Plat Map
12. Delivery email with single bundled PDF file includes a typed report (with a typed legal description of the subject property)
13. We require complete copies, not just the pertinent copies, of all land records and court records.
