The wife should record an affidavit of name change listing all of the names by which she is known in the land records office, and indicating that she is one and the same individual. The affidavit will show up in future title searches, and may alleviate future problems.

In so far as the doc package is concerned the lender/title closing company should have completed the closing documents using the wife's correct name. Usually there is a name affidavit in the closing packing requesting the parties to report all names by which they are known. This is common for women due to name changes from marriage and divorce. When the problem came to your attention, you should have notified the signing service/title company that hired you for instructions. Most likely they would have rescheduled the closing after amending the doc package. In which case you could have negotiated a second fee for the re-sign.

If the closing could not proceed because of inaccuracies contained in the doc package, that is not your problem. You should insist on payment of your fee, or if you agreed to a set fee for printing edocs and travel you should demand payment of printing and travel expenses.  .
