I am a notary with notary E&O coverage too. I am listed as a signing agent both on SOT and at my website. I can do them in TN. But, I don't get much call to do them and I don't really like doing them. There seems to always be a problem with the closing documents and after hours there is nothing you can do about it. I have never had an easy closing. I have only turned down a couple of closing but did find someone to do them for my client.
I also call foreclosure sales. Not on a regular basis but for one of my good clients when they have too many to call at one time.
I have tried hiring employees and have had three over the years. I have decided to just try to keep a volume of work that I can handle. Problems with employees included obvious missing documents when I reviewed their work, incomplete work, needing to take off early, not coming in on time....the list goes on. I am, and have to be, so particular about the way searches are conducted. For me it comes down to the old saying, "if you want something done right...do it yourself."
Like I said, I am satisfied with my income as long as things stay as they are. I understand that I may have to deversify in the future but I'm flexible and can do it when needed. Right now I love my work and am happy as an independant abstractor for the last nine years. Just wish the business would stay just as it is but as you said, the industry is changing.
