I did work for both FATICO and Stewart about 10-15 yrs ago and can see how this will be the beginning of a drastic increase of errors. The way we were instructed to do these cases back then was to use lots files as back work for an adjacent lot or something "close" ,no need to go back to the master subdivision files anymore- or so they said- now here is where this method is flawed- every time one uses a lot file it is once again watered down- if the easements or restrictions don't apply to your lot, they are eliminated and not continued for the next use of the new file- so all the files are slowly reduced to shells of the original subdivision master file that contained everything needed for all the lots.The only way to overcome that would be to continue to add new information to a master subdivision file and continue to only use a master file, never use a "lot file"- this is not what either and probably a lot more companies too. Working with these files in this manner was always a risk and were always time consuming because we would have to get multiple files in order to get a "good" title out of the lot files they had. Now do the outsourcing operations have this kind of ability to screen a number of files or are they going to use the same method that the companies have in the past- get something close and "fake it"?- The title plants of most of these companies are pretty much worthless if they are maintained this way too- just loaded with errors and an open invitation for claims. I do hope this is not just another way to make the bottom line "bigger" ! It will certainly make the bottom arrive sooner though.
