I  have to agree with you on that point and the fact that there has been alot of bribes and kickbacks, etc in the settlement arena. As for the point that: you can clear title with a few key strokes though I think he's wrong in most cases. Now I may just be speaking for my jurisdiction, but I have found it astounding as to how many mistakes have been (ecspecially during the last several years) made both by the settlement companies and the recording officials. Just my two cents!
